- Prepare a comparative market analysis (CMA) showing recent comparable home sales and demand in your neighbourhood so you have expert pricing guidance.
- Meet with you to understand your selling motivations and timeline.
- Walk through your home, taking note of its best features and improvements that could maximize its value; Recommend a probable selling price and target list price based on your needs, and create a marketing plan for how to get it.
- We can recommend trusted local professionals to get your home landscaped, cleaned, painted, and primped to perfection.
- Where the property requires a compliant Real Property Report (an enhanced survey), we will review your current RPR and help ensure compliance with the agreements of purchase and sale. If we notice a requirement for an update, we will direct you to get legal advice or to have an updated compliant RPR created.
- If you own a condominium (town home, apartment or bare land), we will facilitate you in getting the required condominium documents required to sell your home. If the condominium board, or their property management company, is not yet providing these documents to you at no charge, we should be ablle to direct you to where you can get them in a timely and cost effective manner.
- If you are interested in getting your property professionally staged, we can provide you with a list of incredible home stagers. By appealing to the emotional side of buyers, the professional staging of your home MAY speed up your sale; however, there has never been any evidence that conclusively demonstrates that staging a home helps you sell for more money. As you can imagine, licensed real estate professionals are prohibited from offering to pay for this type of expense (or legal fees or home inspections or condominium document reviews) due to serious conflict of interest and contract inducement issues.
