You may currently have or will have in the near future, a student going to University of Calgary. If so, there are a lot of options for them. There are a number of residences and, of course, some other rental opportunities. If residence isn't your preference and a rental isn't realistic, then there are some affordable options for purchasing a condo apartment.
West of CF Market Mall is an area that has some older buildings that are nice. Some may not allow occupants below 21 years-old; others do. The newer towers at University City near the Brentwood LRT station are an option, but most find those just a little too far, the units quite utilitarian and have much smaller rooms.
There are two buildings which are directly across 32nd Avenue NW from the University of Calgary. These two buildings, "3111 Varsity" and "Little Varsity" are separate condominium corporations although they may not look like it.
I have sold a number of units in each building in representing buyers and sellers from Red Deer, Winnipeg, Medicine Hat, rural Okotoks, and others within Calgary. I have helped people from Kelowna, Vancouver, Edmonton and Barrie look at units in these buildings, too. Proudly, I have never had to represent both a buyer and seller in any transaction.
If you're looking to either buy or sell in these two buildings, contact me and I'll look after you. I highly recommend these buildings and love working with both buyers and sellers. If you have specific questions on these complexes, give me a call, text or email and I'm sure I can help you.
In the meantime, feel free to browse the full complement of listings for both buildings at: http://3111Varsity.com
As of today, there are available for sale:
4 — studio apartments
3 — 1-bedroom apartments
2 — 1-bedroom + den apartments
2 — 2-bedroom apartments
Our Calgary MLS System doesn't really differentiate between 1-bedroom apartment condos and studio apartments, but buyers sure do! Most agents disclose a "studio apartment" in the written description. Some agents also try to disguise a 1-bedroom + den unit as a 2-bedroom unit, but a buyer will know the difference when they look at the size of that 2nd "bedroom." If you have questions on which is which, contact me.
If you or your student is going into medical school at University of Calgary, you may wish to look at the condo apartments in Riverside Towers in Point McKay which are a short distance to the teaching hospital and medical centre.
