Don’t Wait 'til Spring: 3 Great Reasons to Sell Your Home Now

The end of December quickly approaches and that means that winter will be here in a matter of days!


Many people in Calgary and area view the spring and summer as great times to buy and sell a home, however in Calgary, our busiest times for real estate sales are actually in March, April and May which, officially, are a late winter and early spring market. There are a number of very good reasons to consider selling your home right after the new year. Here are three great reasons:


Your property listing will have less competition — Motivated buyers have less to choose from in January and February, so it’s really safe to say that they’re going to pay attention to every single listing that comes onto the Calgary area MLS® System. Unlike durung the spring market wherein there are literally dozens of new property listings hitting the active market every single day, buyers actually pay more attention to each and every property listing in this slower time period. The reduced inventory of homes could actually result in a quick sale for at, or above, list price because no one ever wants to be in a building war wherein everyone loses!


House hunters really mean business in January!  "It's cold outside!" It’s common for people in Calgary to leave their homes much less frequently during the winter months. With the cold, mucky and/or snowy weather, making a quick trip anywhere can become a real chore. Prospective buyers for your home that do come and see your home, even in inclement weather, are serious about buying a home! As a result, you may have fewer in-person viewings, but the prospects that do make the trip are more likely to make an offer if the price is right. Like at any time of year, but especially in the winter, an aggressive pricing strategy may just result in a quicker sale and for more than market value. Now is not the time to test a price because you’re likely to not attract any viewings — at least by the people that would actually buy your home.


It’ll give you a great head start! — When you’ve sold your home and have a firm sales contract in hand, you’ll put yourself in a great position to find a new home as the new listings accelerate in hitting the market. This will give you many more homes to consider each day. You’ll be able to view the listings seriously and know exactly how much equity you bring from your past home investment and how much you can spend to get the right next home even before many home hunters even begin their search. Getting the first crack at making an offer is always a great way to beat out other buyers and to keep out of those dreaded bidding wars wherein everyone loses!
